Environmental Services for Magnolia Project

Charleston, SC

The Magnolia Development Project includes a total of approximately 218 acres (144 acres of high ground) located in an industrial area along the Ashley River in Charleston, South Carolina. Two former phosphate fertilizer manufacturing plants and one wood-treatment facility operated within the boundaries of the project site for approximately 100 years. Today, the Magnolia site and surrounding area consists of a mixture of heavy and light industry with pockets of tightly knitted residential communities. The historical uses of the site have caused significant environmental impacts to site media such as soil, groundwater, and sediment. Three CERCLA sites, one NPL site, and 11 VCP sites have been recognized by the EPA and SCDHEC within the overall boundaries of the Magnolia development. Based on the acreage and magnitude of the environmental constraints present at the site, the Magnolia Development Project is considered one of the largest ongoing Brownfields redevelopment project in the Country. GEL Engineering, LLC has remained an important member of the Magnolia Development Project team since approximately 2002 when the project first started moving forward. The tasks at hand for GEL Engineering, LLC include identifying the environmental constraints present at the site, while developing solutions to support the project in a manner that is safe for the intended mixed-use development with respect to human health and environmental impacts. Nearly every service area of GEL Engineering, LLC has contributed to this project and we are proud to bring reality to the vision of transforming tainted natural resources into a thriving and revitalized treasure in the Charleston area.
